Affordability, beauty, and tranquility are key attributes of living in Lincoln Estates, which is located 6 miles northwest of Rachel, Nevada in a pristine setting surrounded by pastures, range animals, and green, “fancy grade,” alfalfa fields. Lincoln Estates is an ideal place for: active retirees; week end escapes from the heat, congestion, and pollution of Las Vegas; Nevada Test Site commuters; and it is perfect for home businesses and telecommuters since DSL, UPS, and FedEx are available right at your doorstep.
The subdivision totals 1,000 acres subdivided into 1,000 lots ranging from ½ acre to 2½ acres. Over 40 lots have been sold as of April 2007. A thumbnail of the subdivision map is adjacent, which can be expanded for more detail. This map shows the ½ acre lots on the north section of land and the 1.2 acre and 2.5 acre lots on the south section of the subdivision. Commercial property is on the northwestern edge, which will be the site for a shopping mall, hotel, casino, restaurant, etc. We intend on selling only a limited number of lots in the subdivision.
Phase I of the development is currently underway on Holiday Lane, which is at the north-south center of the subdivision. These lots are 1.2 acres in size and are shown in bold outlines in the subdivision map. These are fully build-able lots, with access to water, electrical power, telephone, and high-speed DSL Internet. Sewer is provided by septic tank. There are requirements for building and use of the properties in Lincoln Estates, which consist of zoning ordinances and CC&Rs recorded in the County of Lincoln to ensure that the property values and the integrity of the subdivision will be maintained. The master plan for Lincoln Estates includes a quasi-municipal water and sewer company.
The fully build-able lots in Phase I are currently priced at $16,500 each. Financing is available. Home construction services are also available.
For investors and homeowners alike, Lincoln Estates is practically the only place left on the West Coast where you can get substantial returns on your real estate holdings since most buildable lots on the West Coast are over $100,000 per acre, which reduces affordability and leaves little room for appreciation.
